What preapproval does and does not mean

A preapproval letter is a lender's tentative willingness to lend, up to a certain amount, based on assumptions. It is not a guaranteed loan offer.

An authorized-user account may appear on a credit report, but reporting alone does not establish a score effect, mortgage eligibility, preapproval or final approval. Ask your lender which loan program, score model and underwriting requirements apply to your file.

This guide is educational information, not legal advice. It does not certify a paid arrangement or predict a credit or financing result.

There is no one authorized-user rule for every mortgage

Fannie Mae manual underwriting, Desktop Underwriter (DU), Freddie Mac manual underwriting, Loan Product Advisor (LPA) and USDA credit-score validation have different requirements. Do not treat an automated recommendation as proof that a purchased placement improved your file or guarantees financing.

Fannie Mae

Manual underwriting has specific authorized-user exceptions. DU has a separate credit-risk assessment rule.

Freddie Mac

Manual credit-reference requirements and LPA Accept requirements are different. The February 2026 LPA change has a specific scope.

USDA

The authorized-user exceptions discussed below concern credit-score validation. GUS Accept and Refer files have different validation requirements.

VA and other programs

VA's no-minimum-score fact does not establish an authorized-user acceptance rule. FHA and other programs are outside this guide's policy coverage.

Fannie Mae: manual underwriting and DU are different

For manually underwritten loans, credit report tradelines that list a borrower as an authorized user generally cannot be considered in the underwriting decision. An authorized-user tradeline may be considered when another borrower in the mortgage transaction owns the account, or when the borrower provides written documentation that they have been the actual and sole payer of the monthly payment for at least 12 months before application.

If that payment documentation is provided, the payment history, including late payments, must be considered in the credit analysis and the monthly payment obligation must be included in the debt-to-income ratio. An authorized-user tradeline must be considered when the account owner is the borrower's spouse and that spouse is not a borrower in the mortgage transaction.

These manual requirements do not apply to DU casefiles. The current DU guide says DU takes authorized-user tradelines into consideration as part of its credit-risk assessment. No additional investigation of the borrower's credit history is required by the lender unless DU instructs it. This does not predict a specific score effect or establish that a paid placement produces approval.

Freddie Mac: separate manual underwriting from LPA Accept

For manually underwritten mortgages, Section 5202.1 allows an authorized-user account to be considered a borrower's tradeline when the mortgage file documents that another borrower on the mortgage owns it, the borrower's spouse owns it, or the borrower has been making payments on the account for the last 12 months and the reported monthly payment is included in the debt-to-income ratio.

Freddie Mac Bulletin 2026-1 states that, for LPA submissions or resubmissions on or after February 10, 2026, Freddie Mac no longer requires assessment of authorized-user tradelines on the borrower's credit report for Accept Mortgages. Current Section 5201.1 sets the credit-assessment requirements for LPA mortgages.

This change concerns the authorized-user assessment requirement for LPA Accept Mortgages. It is not a promise that a paid placement caused an Accept result or improved a score, and it does not remove other guide or final feedback-certificate requirements.

USDA: credit-score validation is a specific requirement

USDA HB-1-3555, Chapter 10, Attachment 10-A says GUS Accept and Accept with Full Documentation files do not require credit-score validation. The stated validation requirements apply to GUS Refer, Refer with Caution, manually underwritten files and loan types not supported by GUS that are submitted manually.

For score validation, the handbook permits an authorized-user account when another applicant on the mortgage application owns it, the owner is the applicant's spouse, or the applicant provides evidence that they made payments on the account for the previous 12 months before submission to the Agency.

These are credit-score validation rules, not a universal policy for all authorized-user accounts in all mortgage decisions. A validated score does not by itself establish an acceptable credit history. The approved lender is responsible for determining that the loan meets Agency guidelines and is an acceptable credit risk.

VA: no minimum score is not an authorized-user acceptance rule

VA's Home Loan Buyer's Guide says VA does not require a minimum credit score, while lenders set their own borrowing requirements. That fact alone does not establish how an authorized-user account will be treated. Ask your VA lender which credit and underwriting requirements apply; do not assume a paid placement is an approved VA pathway.

FHA and other mortgage programs are outside this guide's policy coverage. Do not extend the Fannie Mae, Freddie Mac or USDA rules to those programs. Ask the lender for the requirements that apply to your loan.

Freddie Mac's manual credit-reference minimum is not universal

For manually underwritten mortgages, current Section 5202.1 requires at least one borrower whose income or assets are used to qualify to have at least three tradelines, whether or not they appear on the credit report. If that borrower does not have three tradelines, the guide provides an alternative: at least four noncredit payment references, or a total of four tradelines and noncredit payment references.

This manual payment-reference requirement is not limited to borrowers who already lack a usable credit score. The same manual section also says a FICO score based on fewer than three tradelines cannot be used. These are related but distinct requirements.

LPA Accept requirements for borrowers without usable credit scores are different and include specific loan, payment-reference and documentation conditions. Lender requirements can also differ. Ask which rule applies to your loan rather than treating a three-account slogan as a reason to buy placements.

Credit-score models do not decide every underwriting question

As of October 7, 2026, FHFA says approved lenders may use Classic FICO or VantageScore 4.0 for eligible loans sold to Fannie Mae and Freddie Mac under the Enterprises' Selling Guide requirements. FICO 10T is not currently eligible for delivery to those Enterprises.

This is Enterprise loan-delivery policy, not an all-mortgage rule, an authorized-user eligibility test or a guarantee that a paid account counts. Confirm your lender's score model and underwriting requirements.

What to ask your lender before paying

  • Which loan program and current guide apply to my file?
  • Is the file being evaluated through DU, LPA, GUS or manual underwriting, and what do the findings require?
  • How will you evaluate this specific authorized-user account? What account or payment documentation is needed?
  • Which score model and credit-report requirements apply? What additional lender requirements apply?
  • What should I understand about account changes while my mortgage file is being evaluated?

Do not conceal account relationships, provide false information or alter documents. If you review a provider's listing, read the account information actually shown, the current reporting and placement terms, and the conditions that apply if reporting does not occur.

A posting window is not a financing deadline. This guide does not recommend a purchase or application schedule, or buying accounts to satisfy a reference minimum. Reporting, score effects and lender acceptance remain separate.

What an authorized-user account cannot promise

It does not remove accurate negative information from your other accounts, change your income or guarantee loan approval. Mortgage decisions depend on income, employment, debts, assets, credit history and program and lender requirements. A paid placement is not a substitute for meeting those requirements.

Frequently asked questions

Can a purchased authorized-user account be used in manual underwriting?

There is no universal rule for every mortgage. Fannie Mae generally excludes authorized-user tradelines in manual underwriting except when another borrower in the mortgage transaction owns the account, when the borrower meets the documented actual-and-sole-payer exception, or when the account owner is the borrower’s spouse and that spouse is not a borrower in the mortgage transaction. Freddie Mac has separate manual documentation requirements in Section 5202.1. Ask your lender which program applies and how the specific account will be evaluated; a paid placement does not establish eligibility.

Does a DU, LPA or GUS recommendation prove a paid placement helped?

No. Fannie Mae says DU considers authorized-user tradelines in its credit-risk assessment. Freddie Mac removed its authorized-user assessment requirement for LPA Accept Mortgages for submissions or resubmissions on or after February 10, 2026. USDA distinguishes GUS Accept from files requiring score validation. None of these policies proves that a paid placement caused an automated recommendation or guarantees financing.

Do all mortgage borrowers need three tradelines?

No. Freddie Mac has a manual credit-reference requirement for at least one borrower whose income or assets are used to qualify: at least three tradelines, or, if there are not three, at least four noncredit payment references or a total of four tradelines and noncredit references. That manual requirement is not limited to borrowers without usable scores. Other programs, LPA requirements and lender requirements differ; it is not advice to purchase three accounts.

Does an authorized-user account guarantee preapproval or final mortgage approval?

No. Reporting does not guarantee a score effect, eligibility, preapproval or final approval. A preapproval letter is tentative and based on assumptions, not a guaranteed loan offer. The lender must evaluate the full file and the applicable program requirements.

Which credit-score model will my mortgage lender use?

Ask your lender. As of October 7, 2026, FHFA says approved lenders may use Classic FICO or VantageScore 4.0 for eligible loans sold to Fannie Mae and Freddie Mac under their Selling Guides; FICO 10T is not currently eligible for delivery. This does not establish the model for every mortgage program or the treatment of a specific authorized-user account.

Talk to your lender before paying

Confirm the loan program, underwriting requirements and treatment of the specific account before buying a placement. If you review a listing, read the account information actually shown and the current reporting and placement terms. None guarantees a score or loan result.
